West Side Story premiered a block from the White House, in a theatre older than the typewriter. The National Theatre at 1321 Pennsylvania Avenue NW opened on December 7, 1835, founded by William Wilson Corcoran and fellow citizens who wanted the capital to have a first-rate stage - making it the second-oldest continuously operating theatre in the United States and the oldest business still running on Pennsylvania Avenue. The building has burned and risen repeatedly: fires destroyed the house in 1873 and again in 1885, and the present structure grew from a major 1922 rebuilding of the third theatre on the site. The premiere ledger is a chunk of Broadway history - West Side Story, Mean Girls, Beetlejuice and If/Then all had world-premiere or pre-Broadway runs here, alongside tryouts of A Funny Thing Happened on the Way to the Forum, Fiddler on the Roof, 1776 and Hello, Dolly!. The room seats about 1,676 and runs as Washington's Broadway touring house under the Nederlander Organization, which manages the Broadway at The National series for the nonprofit National Theatre Foundation that owns the building. The civic resume matches the theatrical one: presidential inaugural balls, command performances and the first Helen Hayes Awards all happened under this roof, with every president since Andrew Jackson attending at least once by tradition. The Foundation layers free community programming over the touring calendar - Saturday Morning Live children's shows, Teens Behind the Scenes and outreach performances across the region - plus stewardship of an archive spanning three centuries. Nearly two hundred years after opening night, the National still does exactly what Corcoran built it for: putting the biggest shows in America on a stage a short walk from the White House door.
